Improving The Curb Appeal of Del Mar Heights Homes

As many are not aware of, improving your curb appeal won't just result in an increase in your home's value when it's listed in the market. It also gives you the privilege to increase your Del Mar Heights home's entire neighborhood value.

Even if you're not going to sell your home anytime soon, improving its curb appeal is a worthwhile project, as it shows what type of a homeowner you are. It would give you a lot of credit and benefits. So here are few tips to spruce up the curb appeal of your Del Mar Heights home:

1. The Sidewalks and Driveways. As this is the first presenting part of your property, sidewalks and driveways need to look attractive for guests, passers-by, and other neighbors. One way to make them up is applying a color that is not connected directly to the color of your Del Mar Heights home. Fix the cracks and uneven sections of the sidewalks. This may cost you some money but the benefits that will come from it during the sale is priceless.

2. The Door. It is the part of your home which attracts visitors to come in. A plain door may be a bit boring and may tend to recede into the background. Consider applying a contrasting color to your door. Don't be scared to try different colors. Just a pint of paint can color your doors, so if you happen to dislike what you have applied, you can apply the next color of your choice.

3. The Trees. It is important that you trim your trees regularly. For landscaping, complement the appearance of your home. You can always hire a professional in doing this but you could also do it by yourself using a chain saw or a pole pruner.

4. The Outdoor Lighting. Consider applying low voltage or solar lighting to improve your curb appeal. There are hundreds of designs of solar lights in the market, so pick whatever you desire. You can apply them on your pathways and also your trees to create night-time focal points. This would give buyers much interest about your home.

You can always try to do more research and apply the things you want for the betterment of your home and its curb appeal. Enjoy sprucing up your home this summer!

Home staging is the key to appealing to a broad range of buyers. You have to make buyers imagine themselves living in the property that you are selling. Staging doesn't require a big budget. Successful staging means paying attention to the focal points and details.

Here are 10 secrets on how to stage your Del Mar Heights homes to make it sold as quickly as possible:

1. Furniture: You should vary the size of your furniture to the size of your room for they would complement each other. Large furniture pieces in a small room is not appropriate of the room will become smaller and vice versa.

3. Lighting:  Proper and good lighting makes all things look better than usual. Always make sure that all the rooms are well lit including your garage, laundry room and closets as well.

4. True room: As you nested in your homes, you can unconsciously turn your dining room into a multi-functional bedroom by putting such things in there. But buyers may not see that it is a good idea. It is best to make your room a true room, make your bedroom a real dining room and not a multi-functional dining/bedroom.

5. Being neutral: You should be neutral in all aspects of your room. It is always easier to imagine a neutral room than imagining yourself living in someone else's room.

6. Flowers: Flowers often add life and fragrance to a room. be sure to put some fresh flowers to make your rooms fresh and clean.

7. Staged dining room: Try applying a formal dining room setting. Setting up an outdoor dining place is also a good idea but be sure that it comes along with proper placemats, proper plates and  glasses and as well as chargers.

8. Being clean: You should always be clean in and out, from top to bottom. The basics of cleaning is having your laundry done and as well as having your dishes thoroughly washed. Conduct a deeper cleaning too, which includes cleaning carpets, scrubbing the bathroom walls and tiles, and also removing stains everywhere.

9. Hotel-inspired bedrooms: Make your bedrooms feel luxurious. Do it by updating your bedding and having a moderate use of you pillows.

10. Repairs: Buyers prefer well-maintained homes. You may have to spend a little extra money for fixing broken parts of your house but look on the brighter side of things, for this would benefit you after you have sold your home properly and successfully.

New Beach Safety Center for Del Mar Heights Homes

The Del Mar City Council approved the changes in the planned designs for the new Beach Safety Center that will serve Del Mar Heights homes. The changes in the plans were approved in the June 20 meeting.

The change is to cover the storm drain channel, located near the Del Mar Hotel, starting from Coast Boulevard to the beach outlet. Many people thought that the current drain is not a good sight as it tends to collect all the litter.

A hydraulic study was ordered by Friends of the Powerhouse, who are helping to raise funds for the Beach Safety Center project. The study was conducted to determine if the change is going to be feasible. And it also determined that in covering the channel, no impacts to the drainage or flow in the area would be seen.

Friends of the Powerhouse President Barbara Harper, said that they are very excited in covering the ditch, for it is an eyesore for all the passers-by in the area. She also said that the recent fund raiser donor guaranteed a $50,000 donation to the project after hearing that the group is planning on covering the channel.

This improvement to the current design plans would help a great deal in the community fundraising project as it attracts a lot of excitement for the people living in Del Mar Heights homes.

An estimated $2.5 million is the anticipated cost of the entire Beach Safety Center project. One-third of that has been committed to be sponsored by Friends of the Powerhouse. The sale of the Balboa Lot will cover $700,000 plus the funds that will be coming from the Coastal Conservancy will cover another $650,000. The rest will come from city funds allocated for the project.

This project will go out to bid this summer, and the application and construction of the project could begin in September. The change would beautify the area and create a better access walkway for Del Mar Heights homes residents on their way to the beach.

Choosing Ideal Del Mar Homes

There are a lot of factors to think of when it comes to buying your dream house. One mistake can lead you to an unwanted outcome. Every decision would be critical, so here's some advice to help you in choosing from the Del Mar homes that you've been dreaming of:

1. The Neighborhood - it is always right to choose a location that suits your needs as well your family's needs. For example, if you have children that go to school, you might want to consider living near the school district of your choice for easy accessibility; you also might want to consider living in a place where there are nearby restaurants and night life. These location suggestions may vary from person to person depending on their individual needs.

2. The Actual Size - it's essential to identify what size of Del Mar homes would fit your family. If you need a home that has an exercise room, study room, work room/office, and media rooms, you are in need of a larger home size. The standard size of a house in the US is 2,195 sq ft. Choosing the size of your house needs further assessment.

3. The Landscape - another question that lingers and another decision to make. What size of the yard would you prefer? The larger the yard is, the greater the responsibility that comes with it or vice versa. A large yard can be a potential entertaining part of your house but the maintenance process would be much higher. That is why many buyers prefer townhouses and condominiums since those come with less responsibility and less cost.

4. The Floor plan - architectural designs offer you wide varieties to choose from. But first ask yourself what would be best for you and your family.  You may want a traditional, aesthetic, cozy, or just a simple room, depending on the open floor plans that may appeal to you.

5. The Finishing Touches - for example in your kitchen, there are wide range of choices that you can pick from in choosing what kind of tiles do you want, what type of counters do you prefer? (granite or wood or etc), do you prefer a green-living Del Mar homes that would include recycled stuffs? The choice is in your hands and basing your decisions would be on your needs.

6. The Amenities - most buyers choose homes that are near shopping centers, restaurants, parks and etc., because this will support individual needs. Your home extend past the borders of your property. Conduct some mapping research on your preferred home locations.

It is best to know what you want and what you need, as needs and wants sometimes come together but you should weigh your decision based on what you want.

And also be sure to open up and discuss everything with your real estate agent. Agents will help you in achieving and having your dream house.

  • Turn off the switch of your electric garage door, Disconnect your electric door opener and lock the door on the inside.
  • Never announce in any social networking sites (Facebook, Twitter, My Space and etc.) your vacation plans or any plans on leaving your house.
