Leave a comment » Ipod Touch and IPhone Education application created by a local Del Mar ResidentsA software engineer teamed up recently with one speech language pathologist to develop an iPod Touch & iPhone application which will help educators to track students in their progress towards their goals. Jason Rinn from Del Mar & Eric Sailers made Percentally in order to help educators with tracking data like how successful students are in the art of forming sounds. This tool is most useful in special education for teachers that are using individualized education programs for students. Rinn & Sailers recently met when they were training for the RocknRoll Marathon. Rinn was recently laid off from work that involved apps which competed with the Iphone. Sailers was used to working with application technology for the iPhone while he was at La MesaSpring Valley School District. When Rinn began developing this application, he spoke with Sailers everyday on Skype about the various faetures that they should include in the app and about the bugs that they found. Once the application started working, I bought a computer of my own and we joined with Apple for distributing the application," Rinn said. Sailers found colleagues who would beta test the application in conferences & online mailing lists. Test copies were distributed & tech support was through e-mail, skype and websites. This application was submitted to Apple on December 4th. It works outside the classroom as well. It is designed for track the progress when in different environments right from the classroom till the golf course. http://www.delmarcommunityinfo.com/00A6E0

Leave a comment » Proposed town center under fire by residentsThe proposal for a town center that is pedestrian oriented in the Pacific Highland Ranch community has attracted a lot of fire from the residents who feel that the plan is not being carried out as it was meant to be in the voter approved vision of it. Pardee Homes, a company that owns a majority of the twenty seven acre site where it was to be constructed, wishes to build a project for mixed use including 195,000 feet of retail area, 20,000 feet of office area and 294 residential units adding to Del Mar homes for sale and Carmel Valley Real Estate. This project is also supposed to include a 3 acre library in the north east corner of Del Mar Heights and Carmel Valley Road. It also includes a pedestrian mall that is lined with shops & restaurants, a movie theater, a village square and a parking lot 4 stories high and 2 below the ground. It would be hidden by residential and commercial buildings. There is also supposed to be a commercial building & parking lot with a supermarket. The Carmel Valley Community Planning Board & the San Diego Planning Commission approved this plan unanimously. But people say that this proposal does not do enough for encouraging people from visiting the center on foot. A resident of Pacific Highlands Ranch as well as a part of the board of planning, Dean Dubey appealed against the approval of this project. This appeal is to be considered on January 26th. Dubey said that he & other residents purchased their homes thinking the town center will be constructed and they were really excited about it. But he as well as many others do not think that this plan is the same as the original version which was designed. Voters of San Diego voted for it's approval in 1998 as an inclusion in Proposition M that allowed for the creation of a master planned Pacific Highlands Ranch community. Leave a comment » Difficult Decision for Del Mar Homeowners thinking of Moving Up...BUY BEFORE SELLING? or SELL BEFORE BUYING?There is no cut and dried answer to this question; your personal circumstances will determine the correct answer. If timing was not involved it would certainly make the answer a bit more simple. The following thoughts might help you come up with an answer that suits your situation. Read Also: So you want to purchase a Del Mar Home! Waiting until you have a sale until you buy. This might mean that you miss out on that ideal home you had your heart set on. You'll also have to figure out what you will do it your homes sells before you buy a new one. If you don't have the funds to rent for the interim, then can you store your possessions and "camp out" at your Mom's for the time it takes to buy a home? Buying a new house before the old one is sold.Unless you buy a house contingent on the sale of your home, you might end up owning two houses at the same time. It goes without saying that having the expense of two mortgages is a tough nut to crack for most people. In this situation you might feel pressured to sell your current house for less than market worth, which could cost you more than the interim housing costs you would have incurred had you waited until you sold before buying your new house. Another available option should you find yourself with two mortgages is to rent out your old home until it sells. That comes with its own set of problems. Showing a home occupied by renters is not all that easy. Scheduling is sometimes a problem and in most cases renters may not keep the house in "show case" order. In addition, the new buyer might not want the hassle of getting the tenants to move out in a timely manner. A third option would be to rent out your new home, remaining in your old home until it sells. Hmmm, who would want to do that?? General ConsiderationsBuying a home on contingency is the safest option of all. The worst that can happen is that you lose a house that you have fallen in love with. If you buy a new home before selling the old home you might put yourself at financial risk by having to carry two mortgages. Read Also: YOU HAVE MADE THE DECISION THAT IT IS TIME TO BUY
If you sell your current house and don't have a new one you risk having to find accommodations until your new one is purchases. Double moves are expensive, grueling, and a ton of work. But moving in with Mom might just be the cheapest option of all! In this situation! http://www.delmarcommunityinfo.com/0042F6
