In the city the population was spread out with 13.6% under the age of 18, 5.4% from 18 to 24, 33.1% from 25 to 44, 33.8% from 45 to 64, and 14.1% who were 65 years of age or older. The median age was 44 years. For every 100 females there were 105.0 males. For every 100 females age 18 and over, there were 105.0 males.

The median income for a household in the city was $81,001, and the median income for a family was $92,270.

Del Mar Luxury Condos Market Update February 2010 - March 2010

This March 2010, we saw an increase from 54 to 62 in the number of active listings in the 92014 zip code. The average listing price of Del Mar homes, as compared to last month Feb. 2010, decreased by 4% from $937,468 down to $895,709. The median listing price meanwhile saw a minor 1% increase.

There were 16 new Del Mar homes listed this month of March as compared to 13 last month. The average listing price of these new listings saw a significant 14% increase, from $615,138 to $905,038. The median listing price for these new homes also increased from $1,082,350 to $1,565,000.

The number of sold Del Mar homes meanwhile remained constant. Only 4 condos were also sold this month of March. The average selling price of this homes amounted to $561,250, a 17% decrease compared to last month's $681,000. The median selling price is a major decrease from $1,362,000 down to $575,000. It seems that less luxury homes were sold this month of March.

For those looking to buy luxury homes, this is a good chance to start searching as there are now more choices to pick from. It is also a good time to buy if you can afford to, since the homes are selling lower than their listed prices.

Del Mar Luxury Real Estate Market Update February 2010 March 2010

The number of actively listed Del Mar homes increased from 146 to 159 this month of March. The average listed prices decreased by 2%, from $3,688,365 down to $3,598,373. Median prices for this month also decreased from $1,824,500 down to $1,798,000.

There are also 8 sold Del Mar home as compared to last month's 6, though the average selling  price of these homes are lower as compared to last month's, from $2,175,000 down to $1,808,125.

There are also fewer new Del Mar homes for sale this month as there are only 27 new homes listed compared to last month's 30. In spite of that, the average listing price of this month's new listings is comparably higher than last month's.

If you're looking to buy a new home, now is probably a good time since the homes are selling a little lower than their actual listed price.

Del Mar Luxury Real Estate Market Update - March 2010

In the Del Mar luxury real estate, all in the 92014 zip code, the March 2010 home sales depreciate 23.27 percent over the last 12 months. The average sale price has a significant 21.45 percent decrease, it dropped to $1,808,125 from average list price of $1,995,000 in March 2009.

There were 159 Del Mar homes for sale 2 months ago which was 11.1 percent down from the 179 in March 2009. The active list price of $3,598,373 and the median list price of $1,399,000 from the third month of this year marked 6.02 percent and 9.8 percent decrease respectively.

 

In conclusion, due to the significant drop in the price listings of Del Mar luxury homes for sale, it is a good time to buy and invest for a new home in Del Mar.  Whether you are looking for a first home or second vacation home, a home in Del Mar is a perfect investment and a wonderful place to live.
