February 2010: Del Mar Real Estate Market Update

Del Mar is a small coastal town in North San Diego County which is known from being one of the most expensive towns in the County. Del Mar real estate has two of the most luxurious homes for sale in San Diego County now - at $61 million and $50 million, and still holds the record for the most expensive property sold at about $48,000,000.

Del Mar Real Estate Market Report

  • Sales - There were 10 homes sold in February, 42 % more than the sales of the previous month.
  • Average Sale Price - The average sale price extensively increased due to the sale of 2 homes over $2 million and 1 at $5 million.
  • Days on Market - Days on the market dropped on the average overall and for detached homes.
  • Homes with Contingent Status - Total of 12 homes on the market at the end of February were in a Contingent Status. These are homes with offers being reviewed by short sale and REO lenders, 8 percent of the total number of Del Mar homes for sale.
  • New Listings - The new listings of Del Mar homes dropped 20 percent from January.
  • Active Listings - Active listings were 153 at the end of February, 11 percent more than January - this is the second consecutive increase.
