Proposed town center under fire by residents

The proposal for a town center that is pedestrian oriented in the Pacific Highland Ranch community has attracted a lot of fire from the residents who feel that the plan is not being carried out as it was meant to be in the voter approved vision of it.

Pardee Homes, a company that owns a majority of the twenty seven acre site where it was to be constructed, wishes to build a project for mixed use including 195,000 feet of retail area, 20,000 feet of office area and 294 residential units adding to Del Mar homes for sale and Carmel Valley Real Estate. This project is also supposed to include a 3 acre library in the north east corner of Del Mar Heights and Carmel Valley Road.

It also includes a pedestrian mall that is lined with shops & restaurants, a movie theater, a village square and a parking lot 4 stories high and 2 below the ground. It would be hidden by residential and commercial buildings.

There is also supposed to be a commercial building & parking lot with a supermarket.

The Carmel Valley Community Planning Board & the San Diego Planning Commission approved this plan unanimously. But people say that this proposal does not do enough for encouraging people from visiting the center on foot.

A resident of Pacific Highlands Ranch as well as a part of the board of planning, Dean Dubey appealed against the approval of this project. This appeal is to be considered on January 26th.

Dubey said that he & other residents purchased their homes thinking the town center will be constructed and they were really excited about it. But he as well as many others do not think that this plan is the same as the original version which was designed. Voters of San Diego voted for it's approval in 1998 as an inclusion in Proposition M that allowed for the creation of a master planned Pacific Highlands Ranch community.
