Del Mar Luxury home Market Update - May 2010

The number of active listings of Del Mar luxury homes has increased for the month of May, 180 homes are listed this month compared to last months 164 homes. Average listing prices are almost unchanged from $3,549,483 to $3,384,345. At this same time last year, 211 homes were listed as for sale. The prices of these homes changed little when compared to last years prices. This may be an indication that the real estate business is starting to stabilize once again.

This month, 35 new listings were added, which is a little bit more than last months 30 and last years 33. But the average price of this months new listing is far greater when compared to last month or last year. The average price of new listing for May is $4,052,782 while last month it was only $2,285,930. This suggests that more expensive Del Mar luxury homes became up for grabs last month. If you are planning to buy a home near the sea, now is probably a good time because of the larger number of choices available.

There were 8 sold listings this month of May, lower than the 11 homes sold last month, and almost half of what was sold at the same time last year. The average selling prices of these Del Mar luxury homes totaled $1,494,375, which is slightly lower compared to last months $1,820,000 and last years $2,835,547. It seems that the prices of homes are getting lower and lower every month. This may be a good thing for buyers as they can expect more price reductions in the coming months.
