The key is to stay flexible, adaptable and persevering. Thereto end; here are some dos and don'ts for today's buyers: DO'S Have a home inspection. It's crucial to get a reliable home inspector to look into the house's possible issues and problems. Do not pass over a home inspection because you're afraid of what you might learn. A lot of issues sound a lot serious than they really are, and can be repaired easily. And if something very serious is surfaced, as letting down as that is, it can spare years of grief and financial spending. It is best to stay away from a junker. List your place before you search for another. If you're sincerely serious about searching a home, list your home first. In the present economy, banks prefer to make sales of Del Mar luxury homes as simple as possible-and contingency sales, which can be very complicated, are often disapproved. Speak before you act. Do not ever begin a home hunt without a solid budget not only in mind, but literally put down. Reciprocally agree with yourself-or with your partner, if you're buying with someone else, long before you begin seriously searching. Leaving out of that zone for a place you just "need to have," or are emotional about, could place you in awful financial straits afterward. You don't want to purchase a house that isn't affordable for you, and then be concerned about paying for dinner and a movie on Saturday night. DON'TS Do not be a design snob. If someone's enormous bath has wallpaper frame containing frolicking kittens and pastel flowers, or a wall that's an atomic shade of green, it is understandable that it can send you into style shock. But hold firm and brush off bad decoration. Alternatively, try to visualize the space bare-naked. Likewise, you can always renovate once the home is yours. Do not make a silly offer. There's nothing wrong with arriving at an offer lower than asking price. It's no secret that today; many Del Mar luxury homes are selling for below the asking price. But, offering 40% lower than the asking price may upset the seller. Some sellers, especially more emotional ones, won't even bother countering an outrageously low offer. Feel free to make a deal; just don't make an offer so low that you'll be sent off the table.
